From the moment you arrive, our team will be on hand to deal with any queries you might have. We’ll make sure you’ve got your building manager’s number, so you can get through to him straight away if you have any issues. We want you to feel that the Unilife studio is a home from home.

Here are some of our Frequently Asked Questions to help you make the right decision on where you want to make your home but please feel free to get in touch if you need to ask us anything.

  • 1. Who can book a student studio at Unilife?

    You can book a Unilife studio with us if you are a student aged 18 and over and in full time education, whether studying an Undergraduate or Postgraduate course for our long term lets.  With 2 buildings in Southampton & 3 buildings in Portsmouth we have a range of studios available, there is something for everyone.

    If you are interested in viewing a studio then you can easily arrange a viewing in person or through Skype.  We aim to make it as simple and hassle free to book with us.

  • 2. How do I cancel or re-arrange my viewing?

    It’s not a problem we understand that things can change and will be only too happy to cancel or re-arrange your viewing at either Southampton or Portsmouth.  Contact us on our dedicated number 0845 51 95 100 (Local rate).

  • 3. Can I book a Unilife studio without having viewed?

    Of course, this isn’t a problem. In fact, you can now take a virtual 360° tour of all our buildings and studio types from your desktop, tablet or smartphone here. For the ultimate virtual viewing experience why not use Google Cardboard to explore everything we have to offer. If you prefer to take a personal guided tour we can also arrange live Skype or Facetime viewings, simply contact us and let us know when is most convenient for you. If you arrive and change your mind, we will do our best to accommodate you but subject to availability and additional administration charges.

  • 4. Are pets allowed?

    Unfortunately in the Unilife buildings we do not allow pets, the exception being assistance dogs.  Please let our team know at the time of booking.

  • 5. How long is the contract?

    We have a limited number of Studios with flexible terms available (from as little as 1 week) so you can choose the term that suits you best. Our typical contract is 51 weeks.

    This includes all your bills and makes living with Unilife simple.

  • 6. How do I pay?

    Once you’ve made the easy decision to live in one of our studios, to confirm your booking we ask you to pay an admin fee of £120 along with the first month’s rental payment. You can then have a few options of how you would like to pay your rent:

    • Upfront in one go, this includes all administration charges and you’ll benefit from a £200 discount on your total rent
    • Termly payments
    • Monthly payments (if you have a UK guarantor), just speak to our Lettings Manager and she can explain all you will need to know.
  • 7. How much will the deposit be?

    It depends on your Payment terms. If you pay:

    – Annually: We ask for 4 weeks deposit.

    – Termly: We ask for 6 weeks deposit or 4 weeks if you have a UK guarantor. If you haven’t got a UK guarantor and would like to reduce your deposit, please ask the team for details about our partner’s guarantor scheme.

    – Monthly: You must have a UK guarantor or subscribe to our Guarantor scheme – We ask for 4 weeks deposit.

    Your deposit will be registered with the Tenancy Deposit Protection Scheme for added protection.

  • 8. What is the Tenancy Deposit Protection Scheme?

    The Tenancy Deposit Protection (TDPS) is a piece of legislation introduced by the UK Government in April 2006, for landlords in England and Wales. The purpose of the scheme is to protect tenants from unscrupulous landlords, who have been accused in the past of taking amounts from deposits unfairly.   • 9. When do I get my refundable deposit back?

    At the end of your tenancy, assuming the studio and its belongings are in the same condition as when you moved in, and you’ve paid all your rent, your deposit will be refunded within 10 working days.

  • 10. What does my weekly rent cover?

    So you’ve chosen your building (High Street & Park House in Southampton or St James, Earlsdon or Middle Street in Portsmouth) and gone through the options of Studios available – This is clearly the next question.

    Our ‘All Bills included’ guarantee means that your rent covers your studio and shared facilities (see building descriptions for full details), all your utility bills (water, heating and electricity), contents insurance (through Endsleigh insurance) and unlimited Super-fast wired and wireless internet access.

    You will also have your own 32″ SMART TV in the studio, including the TV licence.

    At our Park House, High Street and Middle Street buildings students have access to a state of the art gym (FREE and 24 hours access), games/TV lounge (with Netflix account and Sports), two study rooms and laundry facilities with 50 laundry credits for FREE (25 washes and 25 dries).

    We left out your food or travel expenses, if you’re not within walking distance then you will be just a few minutes away from a Unilink bus stop to take you to University.

  • 11. What do I need when I check-in?

    Once you have confirmed your booking, signed and returned all the paperwork (including copy of photo ID – we are sorry if it seems a lot), and paid all charges and deposits then you are ready to move in. The Unilife Team will be on hand to help where we can when you move in, it doesn’t extend to unpacking unfortunately.

  • 12. Are student studios furnished?

    Yes, our Unilife studios are furnished to a very high standard and all in great taste.  Each studio has plenty of storage, a lovely comfy mattress and double bed, a large well designed bathroom and kitchen area.  Everything you will need to make it your home, the ultimate in student living.

    At Unilife we want to make life with us as easy as possible and provide our new students with everything you may need to settle in with our free kitchen, bedding and dining packs. Our kitchen and dining packs include all your kitchen essentials from a toaster, kettle, pots, pans, cooking utensils, chopping knives and board, crockery and cutlery plus much more. Our bedding packs include everything you need from duvet, pillows, and all necessary bed linen to ensure the most comfortable night’s sleep.

  • 13. Will there be an inventory when I move in and out?

    Yes we have an independent company who takes care of this. They will provide you with an inventory when you move in and when you move out.

  • 14. Do I need to pay council tax?

    No. As a full time student you do not need to pay council tax. You will be provided with a council tax exemption form by your University during your enrolment. However, if you are occupying a couples sharing studio and one of you is not a student you will be required to pay council tax fees.  Please just speak to a member of the Unilife Team if you are unsure.

  • 15. What internet service do you provide?

    Unlimited and Super-fast wired and wireless internet, we don’t think you should ever have a problem accessing the internet whilst in any of our buildings. You can also enjoy our free-Wifi parks around our buildings! Ask our team for more details.

  • 16. Can I have a TV? Will I need a TV Licence?

    We have included a 32″ Smart TV in your room. Your TV licence is included on our “All Bills included” promise – And it gets better! Your TV licence covers any device you watch TV on, wherever you are.

  • 17. Is linen included?

    For new students booking with Unilife for the first time you will benefit from a free bedding and linen pack to ensure that you have everything you need for a comfortable night’s sleep.   • 18. Can I smoke?

    No, our buildings are smoke free.

  • 19. Who will clean my studio?

    You are responsible for cleaning your studio together with communal areas of your shared studio. However, for existing Unilife students that decide to renew their accommodation with us for next year, you will benefit from a free weekly studio clean throughout your next tenancy with us!

    For new Unilife students that would also prefer to have a cleaner come to their studio on a regular basis, we can also arrange this for you with our dedicated cleaning services team at each location, as you would expect subject to availability and additional charges.

  • 20. Who will maintain the building?

    Most of the maintenance we carry out is scheduled and proactive in nature. Should anything break down, we guarantee a speedy response. If you experience any problems, no matter how small (a broken fridge bulb for example) then report it immediately to our Housing Manager on 07702903315 or create a ticket on our Unilife Portal and we will arrange for any issue to be resolved as quickly as possible and will try to ensure you experience the least amount of inconvenience.

  • 21. Will the building have Videophone entry system and CCTV?

  • 22. Is there an onsite laundry?

    Yes each building has laundry facilities and we have included 25 washes and 25 drying cycles on your Laundry card as part of your Unilife Rewards.  All we ask is, once your washing is finished that you consider your fellow residents and remove your items straight away.

  • 23. What happens if I lose my keycard or get locked out of my studio?

    We know that this happens, all you will need to do is make a quick call to our Housing Manager on 07702903315 and we can get you back into your studio as quickly as possible. We will ask you to pay £10 for a new key card. Please note, if you lock yourself out of your studio or building outside working hours (Monday to Friday, 9am-5pm) there is a charge of £25 for your first lock out and £50 for any subsequent lock outs. Please therefore keep your room key card with you at all times.

  • 24. Worried you won’t know anyone and never lived in UK before?

    Many of our students are from International countries and have never lived in the UK before, so firstly you won’t be alone.  We understand that starting University is nerve wracking enough and even harder being so far from home.  Here at Unilife we want you to feel at home and want your time here to be a great experience and one you remember always.

  • 25. Medical Care and Assistance

    The following NHS treatment is free for everyone: emergency treatment (but not follow-up treatment), family planning services, diagnosis and treatment of certain communicable diseases, compulsory psychiatric treatment.

    To qualify for any other NHS treatment, you must meet certain conditions. If your course of study is for six months or more and you are studying in the UK you will qualify for NHS treatment from the beginning of your stay on the same basis as anyone who is ordinarily resident in the UK. You will not have to pay for hospital treatment, but you may have to pay for some dental treatment and a standard charge for medicines prescribed by a doctor. Health care laws vary depending on which country you are from. Please make sure you have checked what you are entitled for who’s entitled? Make sure you register with a doctor as soon as possible and don’t leave it until you are already ill.

  • 26. Inventory Check

    Before you move in we will have instructed our Inventory Company to conduct a check-list of your studio. You will receive a copy of this within your Welcome Pack. Please make sure you check it and sign, then return it to the Housing Manager.

  • 27. Will I need contents insurance?

    You’ll be pleased to hear that we include FREE contents insurance for all Unilife students as part of your tenancy agreement, through our partners Endsleigh. For further information on the level of cover offered please visit www.unilife.co.uk/insurance.
