City Manager

Ben is the city manager at our Winchester and Southampton properties. Ben has a wealth of experience working for a number of student accommodation operators. He has worked with Unilife for four years and is instrumental in creating environments where students feel comfortable expressing themselves and flourishing in their academic careers.

House Supervisor

Dom is empowered to ensure that with every interaction he has with our students, it is with delivered fun and passion. Dom is responsible for the day-to-day operations in the building and is always looking for a friendly chat. Whether he is cooking your breakfast, playing a game of FIFA, or running our weekly events, Dom is your go-to guy.

Social Hub

The social hub is the place to be for you to relax study and enjoy, it offers an 85" Smart TV with Sky Sports, TNT Sports, and Netflix. You will also find a pool table, social kitchen, games room with a PS5, music room, and communal study areas. Our on-site laundry facilities are also located in this area, where you are provided with 50 complimentary credits. The best bit? You can have your mates over to enjoy the space! 

Gym

Using the gym at Sparkford House provides you with your private space to work out. It is available for our residents 24 hours a day, 7 days a week. The gym consists of modern cardiovascular equipment and a full range of weights. It also has two smart TVs giving you the option to listen to the latest playlist favorites or catch up on Netflix. We also provide weekly yoga sessions for you to unwind after a busy day at University.

Reception

Our open-plan reception is designed for our residents to feel comfortable connecting with the team, whether you are having breakfast, fancy a chat, or need some personal advice, our friendly team is available. Here is where you'll find our grab-and-go breakfast every morning and help yourself to unlimited cups of coffee. Every student has a dedicated private mailbox and access to our external parcel collection.

Frequently asked booking questions for Sparkford House

To secure a studio with Unilife, the following payments are required: 

1. £300 deposit is required upon signature of contract. It is refundable at the end of the tenancy, subject to room status. 
2. Once the contract has been counter signed by our city managers, a pre-rent instalment of 30-day rent will be due within 6 days. This payment goes towards the first invoice of the contract. 

Unilife require a £300 deposit payment.

The deposit is protected with a deposit protection scheme and residents are issued with a deposit protection certificate. Our residents refundable security deposit is protected by MyDeposits, a UK government recognised scheme. The Tenancy Deposit Protection (TDPS) is a piece of legislation introduced by the UK Government in April 2006 for landlords in England and Wales. The purpose of the scheme is to protect tenants from unscrupulous landlords, who have been accused in the past of taking amounts from deposits unfairly. The legislation ultimately protects you and allows us to follow a very streamlined process for disputes after check out.

All tenancy agreements have a cooling off period of 48 hours from the signature of contract. All cancellation requests must be in writing via an email addressed to the Unilife Team [email protected]

If you have collected your keys within your cooling off period, the eligibility to cancel immediately ends. 

If a resident does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Unilife with evidence of their rejection and evidence of the reason why no later than 72 hours after dated correspondence from your University or College. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University.

To be considered, you will need to supply us with a copy of:

- UCAS letter of acceptance. 

- Written evidence from the University admissions team

If a resident moves into Unilife and they withdraw from their course or they are evicted from university, they are still liable to fulfil their contract and they must find a replacement tenant to have their contract withdrawn. 

If the tenancy agreement has commenced, a resident is unable to withdraw from their tenancy agreement free of charge and they must find a replacement tenant to take over their contract. It is the main tenants responsibility to find a replacement tenant. 

If a resident wishes to withdraw from their contract, either before their tenancy has commenced or during their tenancy and it is not reasons that fall under the ‘No Place, No Stay’ or ‘No Visa, No Stay’, they will be required to find a replacement tenant. 

Unilife cannot accept any responsibility for finding a replacement tenant once a resident has signed their tenancy agreement and made the first payment. 

Once a resident has found a suitable replacement tenant to take over their contract, they must put the new tenant’s details into writing to [email protected] and the Unilife Team will contact the new tenant within 48 hours to formally transfer the tenancy. Once the new tenant has accepted the tenancy agreement and made the pre-rent instalment, the original tenant will have their tenancy agreement withdrawn and the refund will be processed within 10 working days minus £100 admin charge. 

The fee will be deducted from their deposit due back to the original tenant.

Winchester is home to over 8,000 students studying at two universities, University of Winchester and Winchester School of Art (a faculty of University of Southampton). The city has excellent transport links, with National Express  and a train station offering easy connections to London, Heathrow airport and Gatwick airport. Just south of the city, Southampton Airport provides good connections to Europe. So whether you are local, from the UK, or an international student, it’s easy to get to and around Winchester.

Winchester is the ancient capital of England located next to the South Downs National Park along the course of the River Itchen. Winchester is steeped in history and best known for its medieval cathedral, Winchester Cathedral, and known as the final resting place of novelist Jane Austen who is buried in the cathedral.
